There’s nothing more irksome for a homeowner than stepping into their home, only to feel that unmistakable hollow thud beneath their foot. These are tell-tale signs of tile debonding, a common issue that may affects both new and older installations. While it may seem unapparent at first, tile debonding can indicate deeper structural or installation problems that, if left unaddressed, can compromise safety, hygiene, and overall aesthetics.

In this article, we’ll explore the symptoms, causes, and long-term risks of tile debonding in Singapore residential spaces, and offer practical guidance on how to prevent it from happening in the first place, and also how to rectify it if it already happens.

What is Tile Debonding?

Tile debonding refers to the loss of adhesion between a tile and its substrate—typically the screed. Instead of forming a tight, durable bond, the tile becomes partially or completely detached, creating empty gaps beneath it. These voids lead to a series of observable symptoms that many homeowners are already familiar with.

Common Symptoms of Tile Debonding

Tile debonding doesn’t always reveal itself immediately, but once it does, the signs are difficult to ignore:

1)🔊 Hollow Sound

One of the earliest signs is a hollow, drum-like sound when the tile is tapped. This indicates that there is a gap between the tile and the subfloor, where the adhesive has either failed or never fully bonded.

2)🔄 Moving or Loose Tiles

Tiles that depresses slightly under pressure— commonly during walking—are likely partially debonded. The adhesive may have deteriorated or never set properly in the first place.

3)💥 Popped Tiles (Tenting)

In more severe cases, tiles may pop up entirely, sometimes even breaking or lifting at odd angles. This usually happens due to built-up tension underneath the tile, such as expansion from trapped moisture or subfloor movement.

Top Causes of Tile Debonding

Tile debonding rarely has a single cause. It is often the result of a combination of factors, ranging from material selection to site conditions and workmanship quality. Here are the most common culprits in Singapore:

1. Poor Material Choices

Using incorrect materials is one of the common causes of tile debonding. Different substrates (e.g., cement screed, gypsum board, metal surfaces) require different adhesives. In Singapore using Ordinary Portland Cement (OPC) instead of a Polymer-Modified Tile Adhesive can result in poor bonding, especially in areas exposed to movement.

While Polymer-Modified Tile Adhesive are the norms for tiling installation works, we still come across old tiles that uses OPC for adhesions.

2. Bad Workmanship

Even the most appropriate materials won’t compensate for poor workmanship. Common installation errors that may lead to debonding includes:

  • Inadequate surface preparation (e.g., laying over dusty, oily, or uneven screed)
    • The screed has to be even, sound, clean and grease-free, as any contamination or surface irregularity can compromise adhesion. Inadequate surface preparation is a leading cause of tile debonding. Dust, oil, laitance, or moisture trapped on the substrate can prevent adhesives from bonding effectively, resulting in hollow-sounding tiles or complete failure over time. Uneven screed also tends creates air pockets under tiles, weakening the installation. Proper surface prep includes checking levelness, removing contaminants, applying primer if needed, and ensuring the substrate is dry and stable. Skipping these steps often leads to premature tile failure, regardless of material quality or installer skill.
  • Incomplete adhesive coverage (leaving air pockets under tiles)
    • Incomplete adhesive coverage, often caused by poor troweling technique or rushing the job, leaves air pockets beneath tiles. These voids weaken the bond and create hollow-sounding spots that are prone to cracking or debonding over time. Full adhesive contact is crucial—especially for large-format tiles—to ensure durability and load support. Proper notched trowel use and back-buttering help eliminate gaps and improve long-term adhesion.
  • Not allowing the adhesive to cure properly
    • Not allowing the adhesive to cure properly can lead to tile failure because the bond between the tile and substrate hasn’t fully developed. Walking on tiles too soon, premature grouting, or exposure to moisture can disrupt the curing process, weakening the adhesive. As a result, tiles may shift, lift, or debond over time. Proper curing time ensures the adhesive reaches its full strength, securing the tile firmly in place.
  • Skipping expansion joints, especially in large open areas
    • Skipping expansion joints, especially in large open areas, can lead to tile debonding due to thermal expansion and contraction. Tiles naturally expand with heat and contract when cooled. Without joints to absorb this movement, internal stress builds up beneath the surface, causing tiles to lift, crack, or pop. Expansion joints relieve this pressure by allowing controlled movement, especially in sun-exposed or high-traffic zones, helping maintain the integrity of the tile installation over time.

A well-laid tile should have at least 80–100% adhesive contact underneath. Cutting corners here often results in hollow sounds and loose tiles just months after installation.

3. Environmental

  • Subfloors movements—
    • Especially in new builds or areas with frequent temperature or humidity changes—can expand, contract, or shift over time. If the tiling system doesn’t accommodate these movements (via expansion joints or less rigid adhesive), the resulting stress can cause tiles to lift or break the adhesive bond.
      Movements due to substrate or structural shifts will also cause tiles to debond, evidently seen in cases where neighbouring construction or piling works are involved. The intense vibrations and ground movement caused by piling can travel through the soil and affect adjacent buildings, especially those built on older or less compact foundations. These vibrations disrupt the bond between the tiles and substrate, leading to cracks, hollow sounds, or even tiles popping off. In severe cases, the subfloor itself may shift slightly, stressing the tile layer and compromising the adhesive bond. Such indirect construction impact is a common in Singapore high density residential spaces.
  • Water Exposure –
    • While the surface of a glazed porcelain and ceramic tiles are considered impermeable and grouts are to some extend water resistance. A debonded tile will cause cracks along the grout line and provide access for water to seep into the subflooring.  Repeated ingression and egression of moist accelerates cementitious adhesive breakdown, particularly for cement-based products. This also result in unsightly efflorescence along the area of occurrence, normally the grout lines.

In landed properties, this can also happen when underground moisture seeps upwards through concrete slabs, and causing natural stone tiles to stale and adhesion to break and causing tile debonding. That’s why waterproofing membranes are critical before marble tile installation, particularly for ground-level floors, balconies, and bathrooms.

Risks of Debonded tiles

Tile debonding isn’t just an aesthetic concern—it poses risks and undesirable traits:

Safety Hazards: 

Debonded tiles tends to tent-up over time, creating uneven surfaces with sharp or jagged edges.

In Singapore, the more common occurrence given our habit of walking at home barefooted, are instances of cuts on our foot while threading over the lipped tiles. In areas like kitchens or bathrooms where people often walk without footwear, the risk is even higher. 

Debonded tiles having no proper backing also have tendencies to break further under constant foot traffic, worsening the chance of hazard. Prompt repair or replacement is recommended to maintain a safe and comfortable walking surface.

Heard of “exploding tiles”? Yes, it happens in our heartland. Dues to movement of subflooring and good tile adhesion that prevents tile from directly debonding, the build up pressure underneath the tile accumulated until a weak link within the tiles gave way, and cause a more explosive version of tile tenting up.

How to Prevent Tile Debonding

While we have limited ability to control how the environment affects the tile, we can carry out appropriate steps to mitigate how the environment affects tiles during installation:

Properly prepare the substrate—clean, level, and slightly damped

A clean, level, and sound substrate is the foundation of any successful tile job.

  • Remove dust, grease, laitance, or old adhesive residues
  • Ensure the surface is flat
  • Repair cracks or voids in the screed or concrete
  • Prime overly porous or sealed surfaces to improve bonding

Poor preparation is one of the most common reasons for adhesive failure.

Use the right adhesives

Not all adhesives are the same. Choose one based on tile type, substrate, and location:

  • Use polymer-modified adhesives for porcelain, large-format tiles, or outdoor areas
  • Choose flexible adhesives for substrates that may move or vibrate
  • Use water-resistant or moisture-tolerant adhesives in bathrooms and kitchens

Always follow the manufacturer’s recommendations for mixing and application.

Ensure Full Adhesive Coverage

Adhesive should cover most—if not all—of the tile’s underside.

  • Aim for at least 95% coverage
  • Use appropriate notched trowel sizes
  • Back-butter large or heavy tiles for maximum contact
  • Press and shuffle the tile during laying to ensure full bonding

Hollow spots caused by incomplete coverage are a major contributor to tile failure

Install movement joints in large external areas 

Tiles expand and contract with temperature and humidity changes.

  • Include expansion joints every 3–5 meters for large floors areas. 
  • Provide perimeter joints around walls and columns
  • And if expansion joint is not desirable, use appropriate spacer size between tiles. While smaller grout line between tile make your flooring looks aesthetically nicer, it also prevent tiles from having enough space to accommodate movements, thus contributing to debonding.

Without room to expand, tiles may tent or crack under pressure.

Protect the Installation During and After Work

The tile installation should be protected from damage while curing.

  • Use boards or coverings to avoid foot traffic on uncured tiles
  • Prevent water exposure until grout and adhesive are fully cured
  • Avoid placing heavy loads too early on newly tiled floors

Rectification of Debonded Tiles

We cannot undo what is already done or happened. If a tile tented up, rectification work is required to be carried out. This involves isolating the affected area, carefully removing the affected tiles without damaging adjacent ones, thoroughly cleaning the substrate, and reapplying them using the correct adhesive and technique. 

It is also common that during the isolation of the affected tiles, adjacent tiles give way to the underlying pressure, resulting in the spread in area of the debonded tiles.

The subfloor conditions is also inspected before reinstallation. Where necessary, a primer or bonding agent should be used to enhance adhesion. Proper curing time and full adhesive coverage are essential to ensure the re-installed tiles remain secure and durable.

Conclusion

Tile debonding is a common issue caused by poor material choices, substandard workmanship, or environmental factors like subfloor movement. It is preventable during installation.
