1. Not All “All Risk” Cover Is Equal

Those in the know, know that Insured Perils is a narrower cover than All Risks. It is worth the small increase in premium to get All Risk cover. However, the label All Risk can give a false sense of total protection. In reality, some policies cover you from the first dollar (First Loss), while others expect you to insure up to a reasonable amount, and failure to do so could still open you up to underinsurance penalties (Average Clause).

Home contents coverage typically comes with per-item limits. So if you own a $15,000 painting or a luxury watch collection, you might only get a fraction back unless those items are listed separately. Providing valuations or receipts upfront lets you insure them at their full worth, often with a fixed payout amount agreed in advance.

If your home becomes uninhabitable due to a covered event, your insurer may pay for a hotel or temporary rental. But the amount and duration vary a lot. 4. Collectibles Need Special Treatment

Whether it’s fine art, a wine collection, or rare books, collectibles often fall outside standard coverage unless itemised. Some insurers even compensate for the loss in market value after partial damage, not just the repair costs. This matters when you’re dealing with items that are unique or irreplaceable. Dealing with the correct insurer can ensure that pricing is better and claims easier. 5. Public Liability Cover Is Crucial

Public liability is one of the most vital components of your personal home insurance policy. Even those who don’t believe in insurance will do well to take note that public liability covers your liability to third parties and their property. If a fire from your home causes damage to someone else’s property, then you could be on the hook for the repairs.

Here’s why it matters:

HDB flats: If a fire starts in your unit, say from a kitchen accident or faulty appliance, and spreads to neighbouring flats, you could be held liable for the damage to others’ homes and belongings.

Condominiums: You might assume your MCST covers everything, but it doesn’t cover accidents originating inside your unit. If a fire, explosion, or even a falling object from your balcony harms another resident or common property, you’re the one legally responsible.

Landed homes: The stakes are even higher. You’re fully liable for what happens within your boundary walls. A backyard fire that spreads, or a structural failure that affects a neighbour’s home, can lead to massive repair bills or legal claims, often in the six-figure range.

In all cases, public liability coverage under your home insurance policy ensures you’re not left personally footing the bill. Having the correct amount of cover is also important as an HDB, condo, and landed property each present different levels of exposure and financial risk.

6. Landlord and Tenant Liability Isn’t Always Included

If you’re a landlord, you may assume your home insurance covers everything, but not all plans include landlord liability. This protects you if your tenant or their visitors are injured due to something on your property, or if your tenant causes damage to neighbouring units and you’re held responsible.

For tenants, not all policies include tenant liability either. This matters if you accidentally cause damage to the landlord’s property, such as fire or major water damage. Without this cover, you may have to bear the repair costs personally.

Always check if landlord or tenant liability is included in the plan you’re considering. It’s a small detail that can make a big financial difference when something goes wrong.
